so most know we moved again 2 months ago because our lease was up and the rent was rediculous so we werent staying another year. so we move, we're all settled in, paid 2 months rent so far and just found out this house just went into pre-foreclosure. it just so happens the owners are 2 months behind in mortgage payments. well isnt that why we are paying rent????????? if i have to move again before my lease is up, you guys wont see me on here for a long time unless i can get on the internet from death row because i swear i am going to be doing some killing, i'm so sick of this s**t with all this foreclosure crap, and everything else in this toilet we call earth. why is it that people who have a house cant pay for it, and people like us who can pay no problem cannot get a god dam house????????????????????????????????????
 
This happened to a friend recently... apparently the mortgage was not where his rent money was going....

Are you interested in actually buying a house Jamie?

Jamie,you can thank the crooked mortgage brokers who kept giving money to people whos biggest accomplishment in the working world was learning how to say "you want fries with that".

Cant you open a law suite since they would be breaking the lease? You'd still be down and out but you can get something for your troubles eventually.

You could sue the guy but what would you get ...i f he doesn't have anything anyway...

Since its going into forclosure, why dont you see if you can buy it from the owners or from the bank if they own it now?
 
We have a congresswoman who said to others in the same position to not move and act as squatters do to all this bank mess. Hope you can work this our Jamie-maybe you can pick the house up for yourself.
 
i'd buy it if we could, we have such bad credit and now that the ass****'s finally realize what they did by giving anyone a loan, now they wont, so our credit kills us, we have the money, we've been renting the shop for 5 years and houses for 5 years with no late payments or problems, but thats not enough to ensure them to give us a mortgage. and if they tell us to leave, we cant sue anyone for breaking a lease, we rent from a realtor, and if the bank takes over ownership of the house, the lease doesnt mean anything at that point. i do want my own house though, all the rent we have paid could of paid for half of a home mortgage already, the last house we lived in, we paid $20,000 just to live there for one year, now why cant a bank give us a mortgage when we can pay something like that for one year, i'm so pissed off this is the last thing i want to hear right now. i'm gonna buy a dam trailer and go find a small chunk of land and shoot anyone who tries to come near it and say anything to me. i've totally had it.
 
Unfortunately the banks issuing credit, look at the "whole" picture.
The fact that you have paid rent on time for over a year, means little to them.
They go by what is in the credit report.
There isn't much you can do about the house you are now in, going into foreclosure but, there still may be a way for you to get a mortage loan.
Try getting an FHA loan.
They (especially with this new stimulus pkg) want to give home loans, and though credit matters, they are a bit more easy to deal with for first time home buyers.
I have been in the property management business for many years, and I have not had any perspective tenants ask about the status of my properties but, if they did(and I welcome it) I would feel it my duty to provide proof that the properties are all on a sound fiscal level.
Many landlords just want the almighty buck for as long as they can get it, and even though many properties are in, or close to foreclosure, they don't inform tenants.
I hope you will look into the FHA.
It can't hurt.

here's one for ya my son who has never missed a payment on anything was 2 weeks late on his jeep payment know note i said 2weeks they repo'ed it . it took us 3 days to find out where is was, then they charged him $2000. i won't say the bank but does 5 and 3 = anything

You do not need credit to buy a house.Find a bank that can do "Manual underwriting".They will look at your job, your income, the fact that you have a down payment.

people and the economy are f**ked up! The foreclosure procedure takes a long time so you have a probably a year before they take it to sherrifs sale. My girlfriend just went through it so thats how I know. My sister works in the real estate field and said there are banks that may work with you even if your score is 530? I don't know what your situation is but maybe try to find something with a lease to purchase. Like mentioned above, try talking to the bank who owns the mortgage and at least try to work something out if you like the place??? I hope some of this info helps.
 
i cant agree with that, because the house we got kicked out of before the last one we rented, we rented it for 6 months, then someone came to the door with papers and said we had to be out in 30 days, the bank took it over and 3 days after we moved out we got papers in the mail offering us to come to the auctioning off of the house, the owners owed 315,000 on the house still, it sold for 78,000 at the auction. we didnt go because we didnt have that kind of money, but there was no long time between us getting the papaers and the bank taking over. this house is only in pre-forclosure so who knows, i dont even want to think about it right now, i'll just live here like normal until we hear something, and if it ends up being bad news, i'll torch this place to the ground so no one can do anything with it, then i can sit in jail and wont have to worry about getting kicked out anymore.
 
I'm just curious, if you have made all your rent payments on time for both the house and the shop for 5 years, why is your credit still so bad that you can't buy a house? If I were you, I would talk directly to the bank that your landlord has the loan with. The bank would probably lose quite a bit if they foreclose on the house, so maybe they would be willing to let you take over the loan first to see if maybe they can get their money back. Worst case, if you don't pay, they can always still go through foreclosure, but if you approach it right, maybe they would give you a chance. Plus you might get the house at quite a discount if it was going to be going into foreclosure anyway.
 
I guess each situation is different.Pre forclosure means you have some time. I was just using my girlfriends situation as an example. Hang in there bro! Everything happens for a reason,sometimes we just don't know why.I guess all you can do is wait but that sucks that its not a matter of if but when it will happen. It also sucks you have kids in all this too. It's one thing if your by yourself but its another when you have to move them around. I would have probably killed someone by now if I was you:)
