Who here can't sell their house?

I know this is offtopic and the wrong forum, but I like to keep with my M8 people... Anyway, as a few may know, I am getting a new job with Disney World in Orlando working on their busses. Its a GREAT job opportunity, but it means I have to sell my house. I was extremely fortunate to have been able to get my house only 2 years ago, but you know how things change, and now I need to get out of it. My wife has to stay behind until the house sells and I am going to live with a couple that are some old friends in FL, but an hour away from work... I actually like my wife and I'm not myself when I am away from her, so I want her to join me in FL as soon as possible. Anyway, has anyone have any advise on what I can do to hopefully get some offers on my house, or just general insight on the situation. We bought the house for 100k, we are listing it close to 120k, but there just don't seem to be any buyers anymore... My realtor suggested that there is a company in Charlotte that will rent your house for you, but that means they do the BG checks and credit checks on the people that will rent and they take care of cleaning it for you, they just send you a check every month for your share of the rent/mortgage, they charge a small percentage for their services. Forgot to mention, house has been for sale since June.

What does the house appraise at?
You've had the house for a couple if years and trying to get a $20,000 profit...have you done that much to it? Like adding pool or deck or..back house something like that..

Using a realtor is the "easy" way, however it gets expensive with fees

I've been trying to BUY a house for 7 years, only bad thing is I don't make much $, my exwife ruined my credit, and with my current income vs bills I just can't save enough for down payments

Have you tried CL, or sale by owner..owner finance?
 
We bought the house foreclosed. It had no appliances expect the central air unit. We painted, landscaped, installed appliances, and new carpet. The house was SOOO gross when we bought it, it smelled bad and was rough all around. We have had our hands on pretty much every part of the house. Our asking price is competitive with other homes in the area, and it is right at what it appraises for. Right now, just nobody is buying...:(
 
We had our first house on the market for almost 8 months, it finally sold in March of 09. We did many upgrades to it including tiling the shower and bathroom as well as tiling the upgraded kitchen. We ended up getting exactly what we paid for it seven years previously, then had to pay half closing costs and realtor fee so we basically took a $7000 loss in addition to making absolutely zero on our home after seven years of ownership. Although at that point we were just happy to get out of it.

All markets are different, but I am in Ohio and the surrounding areas have been hit extemely hard. There were seven forclosures in my old neighborhood alone in 2008 (and it wasn't a bad area). When GM shut down their plants a ton of people lost everything (and still are...).

Anyway we picked up our current house for about $30000 less than it would have cost to build, and it was only 3 years old at the time. In addition to that the house has a deck and full finished basement, both of which I would not have been able to get if I had it built.
I think we are sitting pretty good now, we owe less on it than the depressed market shows it to be worth. So when the market starts to pick up again we will be sitting great.

Just remember that you might have to take a bit of a loss to move the house, but you may be able to make it up on the next place. If you offer the nicest place at the lowest price people will be more interested. Make your house stand out from the rest somehow.

It's costing you money to hold onto it and there is no reason to think that there's going to be a housing recovering in the near future. None.

Personally, I'd consider dropping the price until you generate some traffic. If you're priced "competitively" with all the other houses that aren't selling, then lower it below them.

Consider how much it'll cost to own for another year?
Then consider what would happen if the market gets any softer.
Cash out now.
 
Get more aggressive on your price, let's say $100k. Price it LOWER than comps and appraised value.

Then, when you're in the Orlando area you can buy a house for $100k, that used to be $200k, $250k or even higher.

Don't think of the money you're losing on your NC house, think of it as much more money you're going to save on an Orlando house!!

Not to mention once in a lifetime lows on mortgage rates now! When you lock in a 15-30 year mortgage on that house in Orlando at ~4%, you'll be set for a long, long time with a mortgage rate you'll never see again in your lifetime.

Ya, we are looking forward to some pretty pimp houses in FL. You can get houses with 2 car garages and pool/hottub for as low as $70k. We actually called our agent and lowerd the price to $110k. Our break even price is $107. Pay off on the house is $100,800. After closing costs and our realtor's cut, its $107.
 
Oh..I forgot to add my "tip of the day"
houses painted to blend with schenery tent to sell faster...and for some reason , a yellowish color and white trim / pillars (if applicable) always view/sell faster
 
Dan, rent the home yourself. Let your wife check the people out and don't pay any service to help you with rent. If anything needs to be fixed in the home, just let it come out of the rent. It's not hard to tell who's clean and who's not. You might want to pay to have your own background checks ran but as some of us know, bad credit does not mean that the person is bad. Maybe they ran into a rough time and now it's falling back on them but go by your first impression.

Let them know what they are responsible for as far as grass cutting and gutter cleaning. I bet you can rent the home for $100.00 or more than what your actual payment is. The big house I pictured on here not long ago is still for sale right next door to me. It has been for sale a while now and they only want $130K and it has a above ground pool, huge back patio, a garage that has a double wide door but it is extended on the end and could hold another car. It's just not selling but it could be renting right now easily for $1K a month. If this gives you any clue or not, pics are below and I live in one of the nicest parts of Northern AL. Madison is not a cheap place to live.

Dan, let someone make your house payment for you and make a little additional money to put back in case something goes wrong such as, busted water pipes, AC/Heating problems, ect...
 
I would rent it for sure. God isn't making anymore real estate. Property is a good thing to own. My first house was a duplex. I lived in one side and rented the other. When I bought another house, I kept the duplex. Then I had my wife buy another house and we rent both the duplex and the house I bought before I married her. There are some headaches with renting, but the return is worth it. The duplex is paid off now, but when I bought the second house, the two sides of the duplex paid both house payments. Now it pays for the second house and most of the third.
 
why dont you try to get a relocation company to buy it. I know remax has a relocation company. I am currently in the market for a home, and a few of them are thru relo. companies. Basically when the owners need to move in a hurry(job relocation) these companies buy the property and sell it on their own. FYI
 
My Aunt is having problems selling her historic home (appraisal $500K) for $300K... Been for sale for about a year, and is costing her about $1400 a month in taxes and bills. House is free and clear, 150+ years old, ~4000 sq ft. I think she has a contract currently, and supposed to sign on Friday, but the buyers have been real PITA'es, to the point the city inspector told them to quit calling him, the house is in code.
 
We got an offer on our house this evening. I don't remember the exact numbers, but their offer had us bringing about 5k to the table at closing. We counter offered that they pay full price for the house, and paying their 3k closing costs, putting us right at 107k, pretty much having us break even.

Please everyone cross your fingers for me.
 
lol, thanks... the quicker I get there the quicker I can buy your junk! I've been contemplating buying a black dash from you too... my dash is painted and everyone I tell that its painted tell me "no :q:q:q:q!" but I don't wanna have to worry about it getting chipped or anything. Do you still have the LSC exhaust off that silver car your parting?
 
i have a gorgeous dash out of the rosemist that i kept its super nice, and yes i still have the exhaust on the lsc its still on the car! man your list keeps getting bigger and bigger when you gonna jerry mcquire me and " show me the money " lol!!!
 
I just kinda figured we would sort that out when I got down there, you kept telling me you were going to take pictures of all the black stuff you got and I was just kinda waiting on that. I'm not rushing you at all, I know your busy, I was aware that you were maybe like, "when is he actually gonna buy something", but I was waiting on pictures. I also know that you like to sell that stuff to put money in your pocket, but like I said, I didn't want to bug you about it. We also never really discussed prices. Also didn't know if you were interested in working anything out for my LSC housings... I do have cash money, but just goin with the flow.

Ya, I'm sorry I didnt come by... I will be down there before too long, I know a bunch of that stuff I wanted couldnt be shipped w/o raping us for shipping. I am seriously looking forward to getting to check out the new shop and finally get some damn black door panels... The guy that you said needed decent saddle door panels, is he a user here?
 
Well, people stopped getting $8k for free with purchase of a house on May 1... people who were in the market did their buying before then. I am of the opinion that it's not a bad time to buy - by the time any of us see solid signs of a housing market recovery, the best time will have passed.
